What is exact
The unit counts and the mix. They are calculated against the geometry you supply and the frontages and target mix set in your product library.
What is a concept
The rendered plan. It is an illustration of the concept: not to scale, areas approximate, and not an engineered or approved plan. Lot lines are not drawn on it.
For civil engineering firms.
Preliminary engineering often starts from a block plan. The planner or surveyor has drawn the blocks, but nothing has been lotted yet, so the unit count behind your estimate is an assumption.
We lot the blocks mathematically against the client's products and target mix, and give you unit counts by product for every block before a lotted plan exists. The plan stays with whoever drew it.

Whose name is on the analysis?
It is a LotFabric™ Analysis, with your firm's name and logo on the title page and on the renders.
Do you draft or change our concepts?
No. The concepts are yours. We work from the blocks you provide, typed to product.
Do you produce lotting plans?
No. The lotting is mathematical: it gives the unit count by product for every block, and lot lines are not drawn on the rendered plan. Once a decision is made on a plan, your designer already has the unit mix for every block to add lot lines to it.
What do you need from us?
The concept in CAD with each block typed to a product, plus your client's products, lot parameters and target mix.
How long does it take?
1 to 3 business days per concept, from receipt of clean files. Exact timing is confirmed before we start.
We are an engineering firm. Does this apply to us?
Yes. If you are preparing preliminary engineering or cost estimates from a block plan, we give you unit counts by product for every block before the plan is lotted. Area breakdowns and ROW takeoffs can be added.
We only have blocks from the planner or surveyor, with no lots. Is that enough?
Yes. That is what we work from. Each block needs a product type, such as detached or townhouse. If the plan doesn't show it, we set that up with you from the client's product direction before we start.
How is it priced?
Partner pricing is discussed with each firm.
Are our client's plans kept confidential?
Yes. Plans are kept confidential, stored securely, and never shared. We can sign an NDA first.
Does this use AI?
No. No part of the system uses AI to produce the results. The counts are calculated from the geometry and the product library.
